What fees are involved in renting a property in Ras Al Khaimah?
When you rent a property in Ras Al Khaimah, you can expect the following costs:
- Annual Rental: This represents the total amount of rent due to the landlord for the entire rental period. It's common practice to pay this through post-dated cheques, with the number of installments varying from a single upfront payment to four quarterly payments, as agreed upon.
- Security Deposit: This is a refundable sum paid to the landlord as security against any damages or unpaid dues. For unfurnished properties, it's usually 5% of the annual rent, while for furnished properties, it's typically 10%. Assuming no outstanding payments and the property is returned in its original condition (normal wear and tear accepted), this deposit will be refunded at the end of your tenancy.
- Registration Fees: To officially register your tenancy contract with the Ras Al Khaimah Municipality, a fee equal to 5% of the annual rental is payable directly to the municipality. This payment is required before the contract can be registered.
- Agency Fees: Listed Real Estate's service fee, which is 5% of the annual rental (excluding VAT), is payable before you take possession of the property.
- Administration Fees: This fee covers the various administrative services provided by Listed Real Estate to facilitate your rental process. These services include, but are not limited to, gathering necessary documents, handling the registration of your tenancy contract, assisting with the connection of municipal services, managing cheque deliveries, and providing move-in assistance. This fee is payable prior to your move-in date and is AED350 (including VAT).
- Municipal Service Deposits: To establish accounts for essential utilities like water, air-conditioning, and electricity, a refundable deposit is often required by the respective municipal service providers. The amount of these deposits can vary depending on the specific community you are renting in and will be returned at the end of your tenancy, provided all service bills have been paid.
